     ftentimes, the idea of land development creates an image of chainsaw-crazy men hacking away at every living thing to make room for a mall or a parking lot--or so we're told.

Not so at Edgewater.  Our

passion for excellence is evidenced in how we have cared for that which has been entrusted to us.  We live here, and this is our back yard. 

If you've been around the area for long, you will know Edgewater as the former Klein's Lodge, a family-owned stretch of river with RV access and a few fishing permits.  But if you reach further back into time, you will discover that Edgewater was built on a reclaimed gravel pit.  In fact, the material used to build the bridge into Granby was harvested from this land, creating the setting for the four man-made ponds you see today.  At that time, a small, one-story gravel pit office was built near the river.  Over the years, two additions were added to it--one right on top of the other, and a garage was built.  In the 1950s, the first log kit home to ever be built in Colorado, was built between the old gravel pit building and the garage.  That log building became the Klein family home, while the office building was converted into three apartments.  These three original structures have been recycled into the owner's home, the community clubhouse, and the fly shop.

The property remained a well-loved private family compound for years.  Our heart has always been to make Edgewater a place where families can gather and enjoy simple things like fishing, and spending time with the ones you love. When we purchased this land, the first and foremost thing was to enhance that which already existed, to make sure that we created minimal disturbance to God's beautiful handiwork, and to be good stewards of this breathtaking paradise. 

In so doing, all of the ponds were immediately dredged and deepened to a minimum of 15 feet in depth to reduce the water temperature, which is essential to greatly reduce the bacteria and to create an ideal fish habitat.  Water now circulates through these ponds at a rate of 3 cubic feet per second.  That equates to 250,000 gallons in a 24-hour period.  Existing wetlands were left either undisturbed, or completely enhanced.  With the assistance of one of the most distinguished fish biologists in Colorado, a river restoration program was implemented, repairing eroded banks, creating 14 new fishing holes, increasing spawning grounds, creating trout nurseries, drop structures, condos, and vortex rock weirs, as well as increasing the depth of the river to lower water temperatures in the river, decrease bacteria, and create ideal habitats for the fish.  An initial seeding of rainbows and browns helped to establish the trophy trout that you see today, in some of the best fishing in Colorado, according to the professional guides and factory reps from Winston, Sage, Orvis, and Scott.

60% of the property was also left as private open space, so that both cabin owners and the abundant wildlife can enjoy this spectacular property in its natural, undisturbed state of beauty.
60% of the 36-acre property is deeded private open space, which leaves plenty of room for walking and cross-country ski trails through natural settings and wildlife habitats.

Designing the cabins in three clusters creates minimum impact on the natural surroundings, while creating the atmosphere of a nostalgic neighborhood village.

The river restoration plan has decreased water temperatures and bacteria, while increasing fish production up to 400%.

Edgewater's fish are extremely healthy, with an average size of 3-5 pounds, with fish up to 30" long to be found in the river.

All of Edgewater's fishing waters are fly-only, catch and release only, with the river itself designated as Gold Medal water.

A reclaimed gravel pit has become a paradise of enhanced wetlands, while existing structures were recycled into beneficial community amenities.

The landscaping is xeriscaped for ease of maintenance and minimal water usage, while hundreds of cottonwoods, blue spruce, aspen, willows, and weeping willows have been planted throughout the community for re-foresting.

Even the cabins themselves are green-built, using the highest quality materials, R-values, and energy-saving techniques.  In fact the size of the cabins greatly decreases the need for natural resources.
